The villa is accessed through electronic gates and has secure off road parking for two cars. To the front it has an Italian courtyard, with a fountain, lots of lavender, a large and prolific lemon tree
and a 150 year old olive tree. The garden to the sides and back has been
landscaped and all is regularly maintained by gardners. There are orange,
lemon, mandarin, olive, mimosa and magnolia trees throughout. There is also lighting
throughout the garden for use at night and a large outside
terrace for dining on, plus a barbecue.
There are 2 interlinked swimming pools, one for kids that's
only 18" deep
and one for kids/adults that is full size and ranges from
1.2m to 2.4m
deep.

The villa has been recently renovated and is in very good
condition. It is decorated and furnished in a light, airy manner and does not
contain the dark wood and furniture that so many French houses do.
The villa has over 200M2 of living space and has 4 double bedrooms, 3 with
ensuite bathrooms (with seperate walk in showers - not over bath showers) and 1 with an
ensuite shower-room. The 2 principle bedrooms are very large,
they both share a massive sun terrace on the first floor from which you
can see the sea and each has air conditioning. Both have king size double beds
(1.80m/6ft wide).The other bedrooms are of average size and above average
size. The larger one has a queen size bed (1.65m/5'6" wide) and an ensuite
bathroom with seperate shower. The smaller room has a standard double bed
(1.40m/4'6" wide) and an ensuite shower room.
There is, in addition a further room with a sofa bed and a toilet and
shower that can be used for kids.
There is one TV in the living room with a satellite
subscription via Canal+
plus a DVD player and a Hi-Fi unit that plays CD's and has a
radio. There
are also 2 telephone lines in order that an internet
connection can be used
at the same time as the house phone.
The kitchen is equipped with a dishwasher, a ceramic hob and
extracter
hood, a fan oven, a microwave, a fridge/freezer plus all the kitchen
utensils, glasses, cutlery and crockery required. There is
also a separate
utility room that has another large fridge freezer plus a
washing machine
and a tumble dryer.
The property is secure on all 4 sides with electric gates to the front and is alarmed and connected to a 24hour monitoring/response service.

Nov from Euros 1,000 per week
Dec from Euros 1,000 per week
Please note that certain festivals e.g. Easter, Christmas,
Cannes Film
Festival Monaco GP etc will be at rates in excess of those
indicated above.
Please be aware that oil, electric, telephone and water consumption are all paid for seperately.
Bedlinen and towels are provided by a local laundry service and are chargeable to the renter
It is a stipulation of us renting it that a maid cleans the property at least once a week and will also clean the property upon departure. The cost of this is due to the renter.
A deposit of 25% of the full rental must be paid upon booking the villa.
The full rental will be due at least 60 days prior to the commencement of the renting and the deposit will be returned less any charges for services or breakages.
Rentals and deposits must be paid in Euros direct to our bank account. All money transfer costs will be borne by the renter.
Rental contracts will be provided by a local agent who manages the property on our behalf and they will be on hand to provide the keys, show how everything works and to assist in the event of any problems.
